I'm annoyed that Aaron Rodgers house in the middle of nowhere Wisconsin is selling for the same price I bought mine 10mins outside of Boston.

    wife's been pushing hard to sell our house on the north shore which we bought summer of 2013. its a 1200 sq ft house and i'm shocked at what we could get for it now

    definitely a seller's market now but to be a buyer sucks. i looked at the price for houses in the next size up for us and i'm blown away at the costs

    Yea we bought a 1700sq ft in October 2015 on the north shore. My wife has joked about us selling it already...every time she gets one of those "values in your area" emails.

    What made the mortgage crisis so bad was people were literally losing their homes and it was happening systematically across the country.

    Neither could be close to the same with student loans.

    "they" meaning LA maybe but the US overall is in a housing bubble. Not at the level we were in 2006 though. We're at about 1 percent lower (house values) than the 2006 peak, but the big difference is they arent being driven by faulty mortgages.

    Correct, it was all about sub-prime back then... that shit is all but non-existent these days.

    Rates have already started to rise, but they're still at historic lows. I work for a lender - it hasn't even started to touch originations, the market is still robust both for existing homes and new builds.

    At least in my area.

    I'm one that says we're not.

    Rates are definitely going to rise but we've unwinded almost all of our toxic debt so I don't think it will cause any systematic issues personally.

    Agreed. The first few months it killed my credit score but after a full year of on time payments and really made a positive impact on my credit.
