I used to live right near the first one you posted; really good neighborhood, but definitely not considered a wealthy neighborhood at all. In Texas, I built a 3500 1.5 story house in a similar neighborhood, and if I told you my mortgage payment, you'd be depressed.

Similar to Scrock, I don't think my professional salary would cover anything close to that, even if I was making "LA wages".
But if you were making LA wages, you should be able to cover it, right? I mean, not $2.5M but something more than $500k.

We could never afford to live in the house we live in now if we didnt have duel incomes. We make the same amount of money.

Yeah, it's just kind of weird to see these large, brick structures and they're barely worth a thing in one place but if you moved it 7 miles north, it's a goldmine.

Damn, I wish. About to close on a house in a little under 4 weeks and we're getting it for $249/sq ft. Pretty standard for this area of the state.

Also on a very nice piece of property and in a great neighborhood, as well, which affects the total price. We could have had a different house for almost the same price with about 500 extra sq ft. but it was on a piece of land 1/3 the size. Lots of different factors weigh into real estate pricing, learned that first hand just having house hunter for 3 months

Quite frankly, I don't even know what "LA wages" would be for me. Let's just say I double my salary moving to LA. Depending on taxes, I could probably/hopefully find something decent.

Yeah man, my parents just built a brand new, contemporary ranch in a neighborhood where there are 2 story, 2200 sq. ft. homes w/ basement finishes and large lots that all in (including some very nice standard upgraded finishes inside) go for $275k.

I actually live .5 miles away from that house. I can't believe what I pay compared to what the rest of the country pays.

Looking at Zillow Zesitimate, my house has gone up by 22% since I purchased it in Sept 2013.

Elementary schools are great in my location. Middle schools are eh. High Schools are bad...however, that is most of LA.

    My taxes are fucking high.

That sounds less cost effective than buying a house for $1k/sq foot

I know because of Prop 13, which passed in the late 1970s, Property Taxes can't exceed 1% of the property value. Think about it, if you just dropped 1 million dollars, what's 1% of 1 million?

Sounds like we're talking two different things... annual property taxes vs tax on the transaction, not sure. Just looked up prop 13 and it referenced ad valorem tax.

Regarding taxes, that is one benefit of California - they are capped at 1% I believe, and limited how much they can grow every year. I am paying about 3%. What it means is that in CA, the total payment on a 360k house is the same in Texas for a 300k house. Of course a 300k house in Texas is quite a bit different than a 360k house in most parts of CA.

taxes are so county/locality/school district dependent in PA, I pay about 4500 in annual real property taxes where I live; if I lived a quarter mile south I'd pay about 7000

This is exactly why I was so happy to finally get out of California.....I was able to buy a 2500 square foot house on a Golf Course with a mortgage that was less than my monthly rent in Huntington Beach....Loved California but the cost of living just was not feasible.

Pretty standard for a new build around here - however that track is all custom homes so it's basically whatever the buyer wants, the builder builds.
