So, I closed on my house today...

Obviously, I'm thrilled (because this was a short sale and I had signed the contract back on June 12, 2010) and we closed today...closing wasn't so bad; only lasted about an hour or so.

The house is actually a townhouse, end unit. 2/2. no garage, but 2 parking spots that I own. It does need some work, but its well worth it and shouldn't take too long to get all settled in one the major work is completed.

The 4 biggest things to be done are:

-remove the popcorn ceiling
-rip up all the flooring and lay new tile down
-paint all the walls (esp the master b/c it has lavender walls)
-new kitchen--the kitchen is completely out-dated

It was worth the 8 month wait, considering the sellers bought it back in '05 for $ 185k, and I paid $ 72k.

I just overall very excited as this is a HUGE step in my life.

anybody got any advice for a new homeowner?

if you have a lot of noise in the area soundproof the walls. Don't use Chinese products if doing sheetrock. And stock the fridge with beer.

Congrats OP...I bought a foreclosure back in April....my only advice is to try and focus on one task/room at a time. When I moved in every room needed paint/carpet/wall fixes, etc. and it got a little overwhelming trying to focus on everything at once.

    Congrats again, and good luck!

i just closed on my first house last week as well. a little split level in town with a nearly 3/4 acre yard and two car garage around back. gonna finish most of out moving this weekend. only had minor things (painting, caulking, trim work, etc). foreclosure, got it at 114k

and the great thing is, yesterday i sold my 09 chevy malibu and made about 6800. this will be more than enough to finish the rec-room in the basement (bar and home theater).
